I've been watching the Bahamas real estate market since 2001, through good times and challenging ones. What I can tell you with confidence is that Nassau has always remained one of the most stable luxury markets in the Caribbean.
I just read the latest Knight Frank Wealth Report, and they ranked the Bahamas as the #3 spot globally for luxury real estate investment over the next five years. Only Monaco and Aspen ranked higher, and those markets have much higher entry points.
From what I'm seeing on the ground:
- Waterfront properties have appreciated about 8% annually over the last two years
- Luxury rental rates keep climbing
- Inventory is getting tighter – we have 22% fewer listings than we did in 2023
Persons typically buy for one of three reasons:
1. The Tax Benefits Are Substantial
One of the main reasons people buy here is the tax situation. The Bahamas has:
- No income tax (that includes worldwide income)
- No capital gains tax when you sell property
- No inheritance taxes
- No taxes on dividends or interest
- Property taxes that are remarkably low

I've gotten to know every corner of this island. Here are my favorite neighborhoods for luxury villas:
Lyford Cay
This is as exclusive as it gets in the Bahamas. Lyford Cay is a gated community on the western tip of New Providence with an incredible private club that was designed by Arne Hasselqvist. The golf course was redesigned by Rees Jones a few years back, and the marina has 74 slips for residents' boats.
Sean Connery lived here for many years, and the Bacardi family still has a compound here. Prices typically start around $4 million and can go well above $30 million for the trophy properties. The price per square foot averages about $1,450 these days.
Albany
If you prefer modern architecture and amenities, Albany might be perfect for you. It's newer and attracts a younger crowd, including celebrities like Tiger Woods (who's actually one of the developers) and Justin Timberlake.
The homes here are architectural showpieces – many designed by the Bjarke Ingels Group. There are fantastic restaurants, including Aviva by Chef José Andrés, and a marina that can accommodate mega-yachts. Villas here range from $5 million to $25 million, and they've been appreciating nicely – about 12% over the last couple of years.
Ocean Club Estates on Paradise Island
If you've ever stayed at the Four Seasons Ocean Club (it used to be a One&Only resort), you know how beautiful Paradise Island is. Ocean Club Estates sits right next to it, with homes that either face the ocean or overlook the golf course.
What I love about this area is that you can walk to the Versailles Gardens and to Jean-Georges Vongerichten's restaurant, Dune. You've also got direct access to Cabbage Beach, which Condé Nast Traveler consistently ranks as one of the top beaches in the Caribbean. Luxury villas here typically range from $3 million to $20 million.
Eastern Road
If you love history and character, take a look at Eastern Road. The area from Montagu Bay to Fox Hill features larger lots – typically around 1.5 acres – with mature landscaping and traditional island architecture.
Many homes here date back to the 1920s but have been updated with modern conveniences. You're close to historic sites like Fort Montagu and one of my favorite restaurants, Greycliff. Prices typically range from $2 million to $15 million, depending on whether you're on the water.

1. Can foreigners buy property in the Bahamas?
Absolutely! The Bahamas welcomes foreign buyers. There's no red tape or restrictions on buying a single-family home here. And here's a nice bonus – if you buy a property worth over $750,000, you can apply for accelerated permanent residency. This typically cuts the wait time from about a year down to just 45-60 days.
2. What about property taxes?
They're remarkably low here. For a home you live in that's valued over $500,000, you'll pay just 0.75% of the assessed value each year. Investment properties have a slightly higher rate of 1%. Some areas even qualify for tax holidays of up to 20 years under the Hotels Encouragement Act, and that can apply to private villas in certain communities like Baker's Bay.
3. How much do luxury villas in Nassau cost these days?
According to our local Bahamas Real Estate Association data, luxury villas typically range from $3 million to $25 million, depending on size, location, and whether they're on the water. Beachfront properties on Paradise Island and in Albany command the highest prices – about $1,800 to $2,200 per square foot. Ultra-premium estates with lots of beachfront in areas like Cable Beach or Lyford Cay can go above $40 million.
4. Is buying a villa in the Bahamas a good investment right now?
In my experience, yes. These properties have historically maintained their value extremely well. According to Knight Frank's Caribbean Prime Index, premium properties here have appreciated about 7.2% annually since 2019. The inventory of waterfront properties is down 15% from last year, which typically drives prices up. Plus, many of my clients earn substantial rental income when they're not using their homes, and the tax benefits are significant.
5. What other costs should I budget for when buying?
Beyond the purchase price, you should plan for:
- Value Added Tax (VAT) of 10%
- Legal fees of 1-2.5% (I work with excellent firms like Higgs & Johnson or Graham Thompson)
- Real estate commission is typically 6%, but that's paid by the seller
- If you're getting a mortgage, there's stamp duty of 1-2.5% depending on the property value
Annual costs include property insurance (I recommend Insurance Management or J.S. Johnson), which usually runs about 1-1.5% of your property's value, maintenance (figure $8-15 per square foot each year), and possibly property management fees if you rent the property.
6. How do I get residency through a property purchase?
It's straightforward. Buy a property valued at $750,000 or more, and you can apply for Accelerated Consideration for Permanent Residency through the Department of Immigration. Approval typically takes 45-60 days. This allows you to stay in the Bahamas indefinitely without needing visas, though it doesn't give you voting rights.
7. What about hurricane insurance?
Most of my clients insure through specialized carriers like Lloyds of London or Bahamas First Premier. Policies cover named storms with winds over 74 mph. Premiums usually run between 1-2% of your property's insured value, with discounts for concrete construction, impact windows, and storm shutters. Deductibles are typically 2-5% of the insured value.
