This calculator gives you a solid ballpark, but every transaction is different. How is property tax calculated? Bahamas owner-occupied residential property tax follows a graduated scale: 0% on the first $300,000, 0.625% from $300,000 to $500,000, and 1% above $500,000. As of July 2025, the annual cap is $150,000 (previously $60,000) — but it requires at least 183 days per year of residence. EPR holders meeting only the 90-day minimum qualify for the graduated rates but should confirm cap eligibility with their attorney. To qualify as "owner-occupied," you must reside in the property for a minimum of 90 days per year.

Title insurance (optional), property inspection fees, mortgage arrangement fees (if applicable), furniture and fit-out costs, homeowners association fees, and ongoing maintenance.
