Rental income tax advantage: The Bahamas has no income tax. Rental income from your Aqualina unit is not taxed by the Bahamian government. Short-term rentals under 45 days are subject to 10% VAT collection from guests. Note: US citizens remain subject to IRS obligations on worldwide income regardless of where the income is earned.

What Does It Cost to Buy and Own at Aqualina?
Buyer-side closing costs are approximately 7-8% of the purchase price. Annual costs include HOA/maintenance fees, real property tax, and homeowner's insurance. There is no income tax on rental income in the Bahamas.

Does Aqualina Qualify for Bahamas Permanent Residency?
Yes. Every Aqualina residence exceeds the $1,000,000 minimum for Economic Permanent Residency (EPR). EPR grants the right to live, work, and bank in The Bahamas indefinitely. Glenn handles both the Aqualina purchase and the EPR application.
The EPR threshold increased from $750,000 to $1,000,000 on 1 January 2025. Since all Aqualina units start above $2.65M, every unit qualifies with significant margin. Purchases above $1.5 million receive accelerated processing. The 10-year hold period and 90-day annual presence requirement apply. EPR does not automatically grant work rights; a separate work permit is required.
Ideal for split-time owners: Aqualina's rental program allows you to meet the 90-day presence requirement during part of the year while earning rental income during your absence. This is an ideal structure for EPR holders who split time between The Bahamas and their home country.
